It provides a sketch plan of the property's existing conditions, including structures, boundaries, and easements. However, it is crucial to note that a plot plan should not be relied upon for accuracy without a proper certified boundary survey, as its purpose is to offer a preliminary overview rather than serve as a precise representation of property boundaries.
